Rock-it lands in Hayes as Bloom lets up

Bloom and Crosstree secure 76,000 sq ft of new lettings

What next? There is just 17,000 sq ft available to let in the development.

 

Bloom and Crosstree Real Estate Partners have let 76,000 sq ft of space at their newly refurbished multi-let industrial estate in Hayes, in West London, with rents approaching £30/sq ft, Green Street News can reveal.

The Rock-it Company, a specialist in live events and luxury goods logistics, has taken two units totalling 60,000 sq ft at Bloom Hayes, while e-commerce delivery provider Direct Link has signed a new 10-year lease on its existing 16,100 sq ft unit. Ford occupies a further unit, leaving just one 17,140 sq ft unit available to let.

The estate – formerly Fairview Business Centre and now trading as Bloom Hayes – was the first acquisition for the pair’s £200m joint venture, established in 2024 to acquire and reposition underinvested assets in supply-constrained, last-mile locations across Greater London and the South East.

Originally built in the 1970s and 1980s, the scheme has been comprehensively refurbished to institutional, grade-A standard, with its EPC rating improved from D to A following the installation of solar panels, EV charging points and air source heat pumps.

Sam McGirr, co-founder and partner of Bloom, said: “These lettings demonstrate our business model in practice. By targeting core, supply-constrained markets and undertaking substantial refurbishment we’re delivering assets with strong income potential and clear occupier appeal”.

Liam Singh, managing director of Crosstree, added: “The lease-up momentum we’ve seen at Hayes, the joint venture’s first investment, clearly reflects the continued demand for high quality product in strong locations and reinforces our conviction in our strategy”.
